For First-Time Buyers

You don't have to know everything to buy your first home. You just need someone who does.

What You're Probably Feeling Right Now

Not sure how much you can actually afford. Worried about what you don't know to ask. Wondering if you're already too late, or not ready yet.

That's normal.

Almost every first-time buyer I've worked with has felt exactly the same way walking in — and every one of them found their way to a home that made sense for them. Many first-time buyers find their best options in Columbia or Irmo, where the price points and inventory tend to work well for buyers getting started.

The Plan

Here's How We'll Get You There

We Start With a Real Number

Before you look at a single house, we figure out what you can actually afford, not just what a lender says you're approved for.

I Explain Everything As We Go

Inspections, contingencies, closing costs. I walk you through what each step means and why it matters, in plain language.

I Keep You Moving Without Rushing You

No pressure, no guessing games. Just steady progress toward a home that's actually right for you.

“As a first time home buyer, I was extremely overwhelmed by the process. Jill walked me through every step of the way. From what to expect in my price range, helping me find the right lender, to explaining each and every part of the process to me. She was a godsend. When I had all but given up on finding the right home, she continued to search and encouraged me to not lose hope. I expected to search for a year or more and Jill was able to help me find the perfect home within 3 months.”

Questions First-Time Buyers Ask Me Most

How much do I actually need for a down payment?

Less than you probably think. Some loan programs allow as little as 3%. We’ll figure out your real number together before you look at a single house.

What’s earnest money, and do I get it back?

It’s a deposit that shows you’re serious about an offer. If the deal falls through for a covered reason, like a failed inspection, you typically get it back.

Do I need a perfect credit score?

No. There are good options for a range of credit profiles. I can point you to a lender who’ll give you a real answer before you get attached to a house you can’t get financed.

What if I find a problem during inspection?

That’s normal, and it’s not a dealbreaker. We negotiate repairs or a price adjustment. I’ll tell you what’s worth fighting for and what’s not worth the stress.
