For New Construction Buyers

The builder's sales rep works for the builder. You need someone who works for you.

Builder contracts, design center upsells, and "you don't need an inspection" — new construction has its own playbook. I know it well.

What You're Probably Not Being Told

The model home is full of upgrades that aren't included in your price. The builder's preferred lender isn't always your best option. And yes, you still need an independent inspection, no matter what the sales office tells you.

None of that is your fault for not knowing. It's just not their job to tell you.

The Plan

Here's How I Protect You Through the Process

We Pick the Right Builder, Not Just the Right House

Reputation, warranty terms, and communication style matter as much as the floorplan. A lot of the current new construction activity in the Midlands is concentrated in Northeast Columbia, but builders are active in other areas too.

I Read the Contract You're About to Sign

Builder contracts are different from resale contracts. I'll tell you what's standard and what's worth negotiating.

We Track Every Selection and Deadline

Design center choices, structural upgrade cutoffs, lot premiums. Nothing gets missed.

I'm With You at Every Walkthrough

Pre-drywall, blue tape, final walkthrough. I know what to look for at each stage.

We Get an Independent Inspection, Always

Builder inspections protect the builder. Yours protects you.

“Jill has to be one of the most efficient and detail oriented people I've ever met. This is critical when purchasing the most expensive purchase of your life.”

— Lisa

“Jill helped to buy an investment property in 2018 as part of a 1031 exchange, and then listed and sold the property this year, all the while with me living out of state in Virginia. I can honestly say you will never find a realtor who will work as hard and loves their job as much as Jill.”

— Barry

Questions New Construction Buyers Ask Me Most

Do I really need to call you before I visit the model home?

Yes, genuinely. Once you walk in and give your name, the builder’s sales rep often considers you “their” lead, even if you bring me in later. Call me first so I can represent you from the very first conversation.

Does it cost me anything to use you instead of going straight to the builder?

It depends on the agreement we sign together and what the builder offers to cover. I’ll walk you through exactly how I’m compensated before you ever sign anything, so there are no surprises either way.

If I already visited a model home, is it too late to bring you in?

Maybe not, but the sooner the better. Some builders will only recognize your agent if they’re registered before or at your first visit. If you’ve already gone, call me right away and we’ll find out where things stand.

What if I don’t need help negotiating, I just want someone to check the contract?

That’s still worth a call. Builder contracts are written to protect the builder. A second set of eyes before you sign can save you real money and stress later.
