Columbia just picked up some national attention, and it's the kind that actually matters for buyers.
Realtor.com's 2026 Top Metros for New Construction report ranked Columbia No. 10 out of the 100 largest metros in the country for buying a newly built home. Charleston took the top spot, Greenville came in second, and six of the ten markets on the list are right here in the Carolinas.
Here's the number that stands out: newly built homes in Columbia are priced about 3 percent below the median existing home. In most markets, new construction costs a premium over a resale. Here, the brand-new house can come in under what you'd pay for something that's already been lived in.
How the Ranking Works
Realtor.com builds the ranking from a weighted mix of how much new construction is actually available, how new-home prices compare to existing homes, how much buyer interest the listings are drawing, and how resilient the market is to extreme weather.
What That Means if You're Shopping
- New builds are worth a real look, not just a drive-by. If the price gap is that close, a brand-new home can win on both price and the stuff you can't retrofit: layout, systems, energy efficiency.
- The variety is real. Columbia's new construction runs from production neighborhoods to custom lots and townhomes, so the comparison isn't one-size-fits-all.
- Timing still matters. New construction has its own pace, and what's available changes every month. It pays to know which communities are actually delivering and which ones are still working through delays.
If you're trying to decide between new construction and an existing home, this list is a good reminder that the answer isn't obvious here like it is in a lot of cities. The numbers deserve a real conversation.
That's my favorite kind of conversation, honestly. If you're weighing new build versus resale in the Columbia area, reach out and we'll run the math together.
