I've been hearing more people question whether buying a home is still worth it.

And I understand why.

Between home prices, mortgage rates, insurance, and everyday living expenses, buying your first home isn't as simple as it was for previous generations.

There's even a growing argument that you're better off renting and investing the money you save.

And sometimes, that's absolutely true.

What are you actually doing with the money you're saving?

But here's the part I think deserves more attention.

Let's say renting costs you $400 less per month than owning a comparable home.

That's $4,800 a year.

For context, here's where the Columbia numbers sit right now: median rent in the Columbia area is roughly $1,900 a month, per Rentometer, and the median home price across the Columbia Midlands MLS area is around $290,000.

If you're consistently investing that difference, building your savings, or paying off debt, renting could be a very smart decision.

But if that $400 simply disappears into everyday spending, are you really getting ahead?

Now consider the other side

When you buy a home, part of your mortgage payment goes toward paying down your loan. Over time, you may also benefit from appreciation.

And with a fixed-rate mortgage, your principal and interest payment stays the same, even though taxes and insurance can change.

But ownership comes with expenses renters don't have. Repairs, maintenance, and the costs of buying and eventually selling all matter.

I don't believe everyone should buy a home right now

If buying means draining your savings, stretching every paycheck, or giving up financial flexibility you need, waiting may be the better choice.

But if you have stable income, money set aside for emergencies, and plan to stay in the area for several years, buying deserves a serious look.

And if you're a young adult living with family while you save?

There's nothing wrong with that either. Sometimes the smartest move is giving yourself a stronger financial starting point.

The goal isn't to buy a house just so you can say you own one

The goal is to make a housing decision that helps you build the life you want without sacrificing your financial peace of mind.

If you're renting in the Columbia Midlands and wondering whether buying would make sense, I'm happy to help you look at the numbers. Sometimes the answer is to buy. Sometimes it's to wait.

Either way, I'd rather help you make a good decision than rush you into the wrong one.

Warm regards, make it a great day.
